Final Plat Plan Review
1. Show the percentage of grade for the new street. Streets must have less than 10% Grade.
2. The plans must include a copy of the water flow test results and duration chart. If you do not have a current water flow test, within the last 6 months, you will need to obtain the test from the Cherokee County Water and Sewer Authority or applicable City Water and Sewer Department. Cherokee County Water and Sewer Authority can be reached at 770-479-1813.
3. There must be a Fire hydrant installed within 200 feet of the subdivision.
- The one across the street from the entrance does not count. FH added at the entrance.
4. Please add the following notes to the plans:
- The following is required on a final plat plan review submittal: All Fire Hydrants must have GPS Coordinates in the State Plane.
- Complete Water Flow Data: GPM, Static Pressure, Residual Pressure for each fire hydrant must be noted next to the hydrant with the GPS coordinates. A chart is acceptable.
- Hydrants must be clearly indicated on the final plat.
- The fire water lines and the fire hydrants must be on one sheet.
- The purpose of the Cherokee County Fire Marshal's final plat field inspection is to verify that all required checklist items have been completed before the final plat plan review can be approved.
- The final plat plan review approval and passing the Cherokee County Fire Marshal field inspection is required prior to beginning any combustible construction.
- Checklist Items for This Inspection: All road widths at least 20' minimum (not including curb or gutter). Permanent or Weatherproof Street signs in place. Fire hydrants must have steamer cap oriented toward the midline of the road. Fire hydrants must have centerline of steamer cap at least 18" above final grade All fire hydrants must be operational. Cul-de-sacs and fire department turnarounds must meet the turning radius requirements of Cherokee County Development Regulations, Section 4.0. Development Standards and the 2024 International Fire Code Appendix D. If the inspection fails there is a $150.00 re-inspection fee, then after that there will be a $200.00 re-inspection, the fee is continued for each additional failed inspection afterward. The final plat inspection is to be scheduled online through the CityView portal.
5. Schedule the Final Plat Inspection after all FMO comments have been addressed. The Final Plat will not be approved until the field inspection has been passed.
